Proposal For Change to the town home trim / paint color on one - two homes by from Buddy Dukes.
As opinions vary between home owners we need as many people to respond to this as possible to make a decision that reflects all home owners in the community.

Through the bylaws this is a decision that will be voted on by the board on June 10th 10:00 in the Ocean Pines Library, small conference room.
Board Members voting in this meeting will be:
Mike Shutt, Buddy Dukes, Barry Keefer, Jane Stopford and Joseph Pino
Craig Costantino will be unavailable for this meeting due to an out of town wedding.
The following items will be voted on:
-Option to change trim color to off white
-Option to change paint color to pastel colors
"White Trim"
As pointed out in the April 22nd meeting by Buddy Dukes, it does not look like there are any solid rules to the trim color and paint color of the town homes in the bylaws.
To keep in good faith with community guid lines , Mr. Dukes presented ideas for change to be decided by the board/community.
During this conversation points were made that changing colors and trim would directly affect the overall look and conformity of what is currently existing.
In general several homes in the community are ill kept and need to be painted to maintain property value of other homes.
Our home values are directly affected by the current situation and neighborhood is starting to look more rundown.
Allowing this change would effectively let others change trim colors as well.
Some points that need to be considered:
-Changing trim and base color's can have dramatic contrasting changes between town homes.
-Painting or replacing garage doors can void warranty in some cases
-Flashing, window frames, gutters, light fixtures, doors, address and other elements of home would need to be painted or replaced.
Several questions were are raised during this discussion:
-Will this directly affect others home values if only one home is changed
-If all of the homes were changed to give a fresh look to the community, what would it cost? How could we make this happen?
-Would all town homes be interested in doing this change all together all at once?
As there is a wide variety of opinions we would like to hear from others thoughts before any action is taken.
